Mortgage calculator
Work out your monthly repayments, total interest and loan-to-value, and roughly how much you could borrow.
Excludes fees and insurance. Rates usually change after the initial fixed period.
Loan to value matters
Your loan-to-value (LTV) is the mortgage as a share of the property price. The bigger your deposit, the lower your LTV and the better the rates you are offered: the best deals usually start at 60% or 75% LTV.
Most lenders cap borrowing at around 4 to 4.5 times household income, and check that you could still afford the payments if rates rose by about 3 points.
Repayment or interest-only?
With a repayment mortgage, each payment covers interest and part of the loan, so you own the home outright at the end. With interest-only you pay just the interest and must repay the whole loan at the end of the term, usually from savings, investments or a sale.
Frequently asked questions
What happens when my fixed rate ends?
You move to the lender’s standard variable rate, which is usually much higher. Remortgaging or switching product a few months before the end avoids that jump.
